Short answer
A propane water heater works like a natural gas one but is built or converted for propane's higher supply pressure. It suits homes with no gas main. Propane usually costs more per Btu: about $29 per million Btu at EIA's March 2026 price, against about $16 for natural gas. Never run a heater on the wrong gas.

Who uses propane for hot water
Propane is the fallback fuel where there is no natural gas main, mostly in rural areas. DOE's Building America guide reports that 52% of U.S. homes heat water with natural gas and 42% with electricity, with the rest served mainly by propane and, less often, fuel oil[9].
A propane water heater looks and works like a natural gas one. Tank models have a burner under the tank, and tankless models fire only when hot water flows. The differences are in the gas valve, burner orifices, supply pressure and safety rules.
Propane and natural gas are not interchangeable
Propane is delivered at a higher pressure than natural gas, and it carries more energy per cubic foot. So each heater is built, or set up, for one gas.
- Supply pressure. Rinnai's RU199 series needs 3.5 to 10.5 in. w.c. on natural gas but 8.0 to 13.5 in. w.c. on propane[4]. A State residential tank manual caps propane inlet pressure at 13 in. w.c. and natural gas at 10.5[1].
- One gas only. The State manual warns that the heater is equipped for one type of gas only and must not be used with any gas other than the one shown on the rating plate. Using the wrong gas can cause death, serious injury or property damage[1].
- Different parts. On that State tank, the propane gas control valve and burner use left-hand threads at some fittings, so parts are not swappable with the natural gas version[1].
Can a heater be converted?
Some can, using the maker's kit, and some cannot.

Check your model's rating plate and manual. A conversion is gas-valve work. It belongs to a licensed plumber or a qualified gas technician, who also confirms the supply pressure afterward.
What propane costs per Btu
Price per gallon alone is misleading. Compare cost per million Btu.

Both are U.S. averages, and local prices vary widely. EIA collects weekly propane prices only during the heating season, October through March[6]. Natural gas prices also swing by month; EIA's residential price ran from $13.96 in January 2026 to $26.45 in July 2026 per thousand cubic feet[7].
Standby loss costs more on propane. DOE's guide says an idle standard atmospheric gas tank burns about 40 therms a year just keeping the tank hot[9]. That is 4 million Btu. At the March 2026 averages above, our arithmetic puts it at about $117 a year on propane against about $62 on natural gas. DOE's own worksheet treats a gallon of propane as about 0.91 therm when comparing rates[9].
That gap is one reason propane homes often look hard at tankless units, which have no tank to keep hot, and at heat pump water heaters.

A tankless unit draws a lot of gas at once. Rinnai's RU199 models run up to 199,000 Btu per hour[4]. Ask your propane supplier to confirm that the tank, regulators and lines can handle the full load. See gas line sizing for tankless.
Propane safety: what changes
Propane sinks. The State manual warns that propane is heavier than air and settles near the floor if it leaks. Basements, crawl spaces, the skirted area under a manufactured home, closets and areas below ground can collect it. Before lighting a pilot or flipping a nearby light switch, the manual says to sniff for gas at floor level near the appliance[1].
If you suspect a leak, PERC's guide says to get everyone out right away, avoid anything that can make a spark (light switches, appliances, phones), and call the propane retailer, 911 or the fire department once you are away. Shut off the gas at the tank only if you do not suspect a leak at the tank itself[8].
You might not smell it. PERC lists reasons a leak can go unnoticed: the gas can settle low, other odors can mask it, and the added odorant can fade ("odor loss"). It recommends propane gas detectors, which are different from smoke and carbon monoxide alarms[8].
Running out is a safety event. If the tank runs empty or service is interrupted, PERC says the retailer or a qualified professional should leak-check the system, restore service, and relight pilots if needed[8].
When to call a pro
- Any conversion between natural gas and propane, or any work on the gas valve or burner.
- A new propane tankless unit: the supplier and a licensed plumber confirm tank, regulator and line capacity.
- After the propane tank runs empty: leak check before relighting.
- Any propane smell or detector alarm: leave first, then call from outside.

Is propane cheaper than electricity for water heating?
