What drives an install price
Like-for-like or a change. Swapping a 50-gallon gas tank for another in the same spot reuses the gas line, vent and connections. Switching to tankless often means a larger gas line ($350 to $2,000) and new venting ($100 to $600), because an old tank vent cannot be reused[2]. Electric upgrades may need a dedicated circuit ($250 to $900) or a new panel ($850 to $1,700)[2].
Code items. Many installs need an expansion tank, a drain pan, a new relief valve discharge pipe or seismic straps to pass inspection. Quotes that leave these out look cheaper but are not comparable.
Access and timing. Attics, crawl spaces and tight closets add labor. Emergency and after-hours calls add fees[3].
Running cost matters too
The purchase is a one-time cost; fuel is paid every month. DOE's Building America guide says a standard gas tank burns about 40 therms a year just keeping its water hot[4]. DOE estimates that moving from an electric resistance tank to a heat pump unit meeting its 2029 standard saves about $1,800 over the unit's life[5]. Your local gas and electric rates decide which fuel is cheaper to run.
Repair or replace?
Rheem's rule of thumb: if a repair costs more than 50% of a new unit, replacement is almost always the better investment[8]. Age matters too. Tanks typically last 8 to 12 years[8]. See repair or replace.
Tax credits in 2026
The federal 25C credit no longer applies. The IRS says it is not allowed for property placed in service after December 31, 2025[7]. Utility and state rebates may still lower the price, especially for heat pump units.
When to call a pro
- Get at least two written quotes that list the unit, labor, code items, permit and haul-away separately.
- Ask a licensed plumber to confirm gas line, vent and electrical needs before you compare tankless or heat pump quotes.
- If a repair quote is near half the price of a new unit, ask for a replacement quote too.
